Rental Agreement
Policy
- There will be no smoking inside any home.
- Leave the motor homes, trailers, or boats at home and don’t
plan to park any at the place you are renting without special permission. Two
vehicles is the maximum unless permission is received and there is
adequate room at the particular location.
- The maximum number of occupants designated for each home should not
be exceeded – we know the capacity that fits each home. Daytime
guests should be limited to 4, unless special permission is granted. This
will be enforced at all times, due to city ordinances for vacation
homes. And speaking of city ordinances, make sure not to make
excessive noise at any time, but especially after 9 p.m. Loud
music or raised voices make the neighbors unhappy and some will call
the management office or the sheriff and complain. And none of
us want that to ruin a vacation!
- There is one thing we must insist upon that you might not already
know. Please do not cook crab in the house.
There are facilities at the dock in Old Town Waldport for this purpose. Don’t
be tempted to cook even one! The smell and mess is unbelievable
and in order to get rid of it, extensive cleaning and sometimes even
more than that is required to get a home back to normal after this
is done. Take it from the coastal “natives”– this
is something you won’t want to pay for.
- It goes without saying that a violation of any federal or state laws
will result in the end of the vacation and immediate termination of
the rental agreement without refund.
- It is expected that any occupant or guest of occupant will not willfully
destroy or damage any part of the home, yard, or furnishings. If
something is broken or damaged accidentally, please contact the manager
before leaving the property and a reasonable solution will be agreed
upon. If, however, damage is found after the occupants leave,
appropriate compensation will be taken from the security deposit or
charged to the credit card on file. This also applies to taking
things home with you that you didn’t bring in the first place! Each
home has been inventoried and will be checked when you leave. Please
treat the property as you would want someone to treat yours – that
will make everybody happy!
- Please leave the premises neat and orderly. Make sure you clean up
after yourself. Appropriately dispose of the garbage; make sure
the refrigerator is clean and empty; wash and put away any dishes you
have used. In general, leave the home the way you found it. There
is no need to make the beds – all laundry will be taken care
of by our cleaning people.
- We all love our pets! But please don’t be tempted to
bring yours with you to a home that isn’t designated pet–friendly! That
will just make everyone unhappy! If you do rent a pet–friendly
home, please dispose properly of all the “little treasures” they
leave. If they have an accident, please clean it up immediately
and let the manager know about it when you leave. We have special
cleaners to rid the home of any unwanted odors.
- Make sure to close and lock all doors and windows whenever you leave
the property. And don’t forget to leave the keys where
instructed at the end of your stay here on the beautiful Oregon Coast.
Reservation
Policy
Our vacation season is May 15th – October 1st, plus the following
holidays:
President’s
Day in February
Spring
Break for OR/WA – usually the 2 weeks before Easter
Thanksgiving
weekend
Christmas/New
Year’s Break
During this season there is a minimum stay of 2 nights on weekends (Friday
and Saturday). We consider all other times of the year to be off–season.
When you make your reservation, credit card information will be taken
to reserve your booking and to have on file instead of a cash security
deposit. All credit card information will be stored securely offline
and shredded when your vacation is completed. (If for personal reasons,
you do not want to use credit card information to reserve your booking,
you may send a personal check within 5 days for your deposit along with
a security deposit of $200 – refundable after the completion of
your stay).
For rentals during the vacation season, a deposit equal
to one night’s lodging rate plus a completed rental application
will need to be made two months before your reserved arrival date. Then
the balance required for your entire stay (including the room tax and
cleaning/laundry fee) will need to be received one month before your
arrival. We encourage you to pay by personal check or by credit
card. However, any returned checks will result in a $30 surcharge.
Unfortunately, we know that even the best laid plans are subject to change. Therefore,
we will try to be as reasonable and as fair as possible to all concerned
when unforeseen circumstances occur.
Here is our cancellation policy:
If you need to cancel
your vacation plans at any time after you have reserved dates,
a cancellation fee of $50 will be charged. If the cancellation occurs
2 months or more before
your arrival date, any additional monies collected will be returned. If
the cancellation is less than 2 months before your arrival date, we will
diligently try to rent the home to someone else and return all additional monies
back to you. If we are unsuccessful, we will return only the room tax
and cleaning/laundry fee, if paid. We hope you agree this is a fair policy.
During the off season, the cancellation fee is $40 and the time limit
for cancellations drops to 1 month before your arrival date. Everything
else listed above applies.
